Water damage problems and repair:
From my experience water damage is very often in so many situations the most challenging. Mainly because it takes so much time for water to evaporate, scale and the size of the damage can be not visible and what is the best option for a client and cost of repair. In an ideal scenario, we should take all surface and start again, in any aspect of life this is unfortunately not an option. There are so many ways how property can be water damaged – loose plumbing, external gutter, or bad luck with kitchen appliances. Like we know water can transfer, water will evaporate and also will shrink into any absorbing materials. After that it will stay and start drying, – some elements will evaporate some will decay like wood/floor/plasterboard. It takes time to dry -minimum 5 weeks from incident depending on weather condition and interior of property. The best solution to dry damage place is to use a dehumidifier to help absorb water and let it work non stop for as longest as possible. Damage place should be closed and avoid being open unnecessary to take all moisture from damaged places. After some time all repair can be started. Below there is my standard procedure of how to tackle water damage work.
Regarding water damage process:
all surface will be masked and protected,
all loose coating, broken, cracked paint, bauble paint will be scraped and removed
first coat of stain blocker will be applied – minimum one square meter on the damaged area – for example ceiling & walls on the ground
hallway will be painted in full,
all imperfections will be filled, partially skimmed, sanded, dusted off, primed
2 coats of stain blocker will be applied leave to dry
1 primer and 2 top coats paint will be applied
All look so simple but in the repair procedure time is quintessential – product application needs to be followed up correctly with technical datasheet to allow product works properly. Using experienced craftsman with great product knowledge of water damage it can help minimize already stress level and allow work made correctly last longer.
